The Law Offices of Oliver R. Gutierrez represents clients in real property litigation, including condemnation, quiet title, and border disputes. Mr. Gutierrez has represented public entities and utilities in condemnation actions regarding large-scale projects and multiple and complex acquisitions. In 2006-07, Mr. Gutierrez was one of the lead attorneys for the Altamont Water Treatment Plant & Pipeline Project for the Zone 7 water agency in Alameda County. In that role, Mr. Gutierrez was responsible for litigating approximately twenty-five (25) condemnation cases involving the acquisition of a variety of property interests for the eleven (11) mile pipeline project. In 2006, Mr. Gutierrez second-chaired an eminent domain jury trial in Sacramento County, which resulted in a favorable verdict for the Redevelopment Agency of the City of Sacramento. Mr. Gutierrez has conducted dozens party and expert witness depositions, has extensive law and motion experience in various jurisdictions, and has represented clients in numerous mediations and settlement conferences.

In addition to litigation, Mr. Gutierrez also has experience handling transactional matters including negotiating and preparing commercial leases, purchase and sales agreements, deeds, and other documents related to real property acquisition. Mr. Gutierrez has represented community development banking departments of Bank of America and Silicon Valley Bank, as legal counsel for affordable housing transactions.
